What to Expect at a Mobile Real Estate Closing in West Virginia

If you've got a real estate closing coming up in Jefferson or Berkeley County, there's a good chance it won't happen in an office. Mobile closings — where a notary or Certified Loan Signing Agent comes to you — have become the standard for refinances, purchases, and HELOCs across the Eastern Panhandle. Here's exactly what to expect.

A Notary Isn't Enough for a WV Real Estate Closing

Every closing package is tabbed and organized before I arrive at the table.

West Virginia is an attorney-closing state. That means an attorney must supervise the actual settlement — a general notary or signing agent can't run the closing on their own. What a Certified Loan Signing Agent (LSA) does handle is the mobile execution: meeting you at your home, office, or wherever is convenient, walking you through the signing package, and making sure every document is executed correctly on behalf of the title company or lender. Knowing this distinction upfront helps you understand who's doing what in your transaction — and why working with an LSA who understands WV's rules matters.

Before the Appointment

You'll typically get a call or text confirming the day and time, usually with very little notice — loan packages often arrive from the title company the day before or even the morning of. That's normal. A good mobile signing agent builds their schedule around this kind of short turnaround.

You don't need to prepare much. Just have:

  • A valid, unexpired government-issued photo ID
  • Any documents the title company specifically asked you to bring
  • A quiet spot at a table where you can sit and read through paperwork

What Happens When I Arrive

Every signature and initial gets triple-checked before the stamp goes down.

  1. ID verification — This happens first, every time, no exceptions. It protects you and the transaction.
  2. Walking through the package — I'll go through each document with you so you know what you're signing. I can't give legal advice, but I can make sure you're not signing blind.
  3. Signing and notarizing — Every signature, initial, and date gets checked against the closing instructions. This is where a "triple-check" process matters — a single missed initial can delay your funding.
  4. Scan-backs — Once everything's signed, I scan the completed package on-site and send it back to the title company immediately, so there's no lag between your signature and their confirmation.

The whole appointment usually takes 30-60 minutes, depending on the package size.

Why It Matters Who You Sign With

A missed signature or a skipped date line doesn't just mean an awkward phone call — it can delay your funding by days. Working with a Certified Loan Signing Agent who understands West Virginia's specific requirements is the difference between a closing that goes smoothly and one that gets kicked back.
